The target audience for this overview course are realtors who deal with new construction (or want to) and people who are about to build their own house (either contracting it themselves or hiring a contractor). The purpose of this class is to examine and discuss the details of construction and the process and flow of the work.
New Construction: How a House is Built:
Class 1: OVERVIEW Introduction and a brief overview of my experience. Review of the general outline/timeline of how a house is constructed. We will examine of the order in which each facet of construction occurs. What to expect (in general) during each phase of construction.
Class 2: BUILDER CONTRACTS Types of builder contracts (cost plus, fixed price, fixed fee, etc.) and also deal with how to contract the house yourself without a builder.
Class 3: FOUNDATION footing, slab, block, etc.
Class 4: FRAMING floor system, walls, roof system
Class 5: DRY-IN roofing, windows, doors, insulation, and vapor barriers
Class 6: MECHANICAL ROUGH-INS plumbing, electrical, low voltage, HVAC
Class 7: EXTERIOR FINISHES brick, composite siding (Hardi), stone, simulated stone, vinyl, stucco, EFIS, etc.
Class 8: INTERIOR FINISHES drywall, trim carpentry, cabinets and built-ins, paint, stain, flooring, etc.
Class 9: MECHANICAL TRIM OUTS electrical, plumbing, low voltage, HVAC, appliances, etc.
Class 10: SITE WORK concrete flat work, landscaping, irrigation, grading, seed and straw, sod, etc.
Class 11: WRAP UP AND FINAL WALK THROUGH touch ups, punch out, final walk through, closing, warranty
